Section 8 Information:

The Section 8 Program is a public/private partnership designed to provide rent subsidies for low-income families, using the existing privately-owned rental housing units available within the community.
Eligibility is based on 50 % of median income. The program is subsidized and regulated by HUD. The Section 8 waiting list remains open, and is managed at the Fort Fairfield Housing Authority Office.

All units and rental rates are subject to approval by the Housing Authority.

Housing Choice Voucher Program
The total contract rent paid to a housing provider is negotiated between the housing provider and the prospective tenant, governed by rent reasonableness, but not by HUD's Fair Market Rent structure. The Housing Authority's share of the rent is calculated by subtracting 30% of the tenant's monthly adjusted gross income from a Payment Standard established under HUD regulations. The tenant pays the balance.

Section 8 New Construction

HUD provides project-based subsidy to buildings developed under the Section 8 New Construction Program. The FFHA manages one such building, Sunrise Terrace. This building has a separate waiting list from the Public Housing waiting lists, and applicants must meet the 80% of the median income LI (low income) threshold. Beyond that, entry to this program is managed under virtually the same eligibility requirements and admissions policies as the LIPH (low income public housing). Residents in the New Construction program pay 30% of their monthly adjusted gross income for rent and a reasonable amount of utilities.
